Special Provisions 1. Tenant may deduct $75 from rent if deposit is credited on or before the last business day before any month it is due. If Tenant pays the reduced amount and fails to meet this condition, Tenant agrees to forfeit the discount privilege for the remainder of the lease term and will pay the full amount due under this lease including any late charges as specified in the Lease. 2. By city ordinance: trash can must be placed out of view on days that trash pick up is not scheduled. Tenant will pay all fines associated with any violation pertaining to this ordinance. 3. Not included in this lease is a warranty on the washer/dryer and refrigerator or access to the outside shed. In the event of malfunction of one of the appliances, tenant may repair or replace at own cost, leave as is, or call landlord for removal.
